Regentsmead provide finance for any individuals, homeowners or property developers that are looking to refurb or renovate a new or existing property. This includes light renovations such as adding new floors, remodelling kitchens and bathrooms. They can service heavier renovations too including building a property from am empty plot of land, loft conversions, basement conversions and turning a house into flats.
The finance provider typically works with property developers and firms who intend to generate further income by re-selling the property at a higher value or renting it out to tenants.
Customers can borrow between £150,000 to £2 million over a period of 24 months, although 12 months is the most common. Regentsmead can offer 100% finance of the costs to purchase the land or property and 50% towards the construction costs including builders, materials and architects. Applicants can borrow up to 50% of the Gross Development Value of the property, which means the amount that the site will be worth once fully developed or renovated.
Funds can be transferred in full to your bank account within days of being approved. The money is drawdown in stages so that you can pay your different contractors and Regentsmead will speak to you on a regular basis so that you maintain a healthy cashflow.
In terms of repayment, the interest rates charged start at 0.65% per month but will vary based on the individual’s criteria. In terms of repayment, customers have the option to pay in monthly instalments but it is most common to roll up the loan amount and interest until the end of the loan term. This is because most developers like to use whatever finance they have availability towards funding their existing project. Also, since there is likely to be an influx of cash due to a sale or refinancing, it is more practical to clear the account at the end of the loan term.

The process starts with getting an idea of your property and the work you would like to do it.
